Repair or replace?

A leak does not automatically mean a new roof. The inspection should separate a localized problem from damage that affects the whole roof.

When a repair may make sense

  • A small area of damaged or missing shingles.
  • A leak traced to a flashing or roof detail.
  • The surrounding roof is still in serviceable condition.

We look at the surrounding material and the source of the problem before recommending a patch.

When to discuss replacement

  • Damage or wear across several roof sections.
  • Repeated leaks or several past repairs.
  • Problems that require a broader roof-system fix.

Age is one part of the decision. The roof’s condition and repair options matter too.

Roofing options for your home

Types of roofing.

Look at the complete installed scope, the style you want, maintenance, and the product’s actual warranty. We can walk through the options for your roof.

Asphalt shingles

Architectural shingles offer a familiar look and a wide range of colors.

Worth comparing

Product grade, impact rating, ventilation and the full installation scope, not color alone.

More than the shingles

Ask what is underneath.

A roofing estimate should explain the system, not just name a shingle. Ask how these details apply to your home.

  • Water protection: underlayment and ice-and-water protection specified for the roof.
  • Flashing: wall transitions, chimneys, valleys and other roof openings.
  • Ventilation: intake and exhaust reviewed with the roof and attic.
Know what the warranty covers

Workmanship and materials are separate.

Our published workmanship warranty runs for 10 years from substantial completion, subject to its terms and full payment. It covers qualifying installation defects, not every source of roof damage.

Manufacturer material coverage is separate and depends on the product and warranty selected. Our workmanship warranty is nontransferable and has notice requirements and exclusions.

Read the written terms before choosing. An inspection fee may apply when an issue is outside the workmanship coverage.

Budget and next steps

What changes the price of a roof?

Roof size, slope, layout and material all affect the scope. Skylights, chimneys, flashing and access can change the work too.

An instant estimate is a starting point. An inspection lets us review the details and write a scope for your home.

Planning a replacement

Compare quotes on the same scope: tear-off, material, water protection, flashing, ventilation, cleanup and permits.

Concerned about storm damage?

Start with an inspection and a record of the condition. Your insurer determines coverage under your policy. Ask your agent about the deductible, claim terms and any material-related discount.

No roof is hail-proof, and a product rating is not a promise of insurance savings.

Homeowner questions

Before you schedule.

How do I know whether I need repairs or a replacement?

An inspection should look at the extent of damage, the surrounding roofing and the source of any leaks. A localized issue may be repairable; broader damage or recurring problems may call for replacement. Age alone is not the whole answer.

How much will my roof replacement cost?

The price depends on roof measurements, slope, layout, material and the work needed underneath. Start with the instant estimate, then schedule an inspection for a written scope specific to your home.

How long does a replacement take?

Timing depends on size, complexity, weather and the work involved. We review scheduling with the scope rather than promise the same duration for every roof.

How long will a new roof last?

There is no single service life for every roof. The product, installation, ventilation, maintenance and weather exposure matter. Compare the selected product’s written warranty with its care requirements.

Which roofing material is right for Minnesota?

Compare the product’s ratings and installation requirements with your roof, budget and preferred look. Asphalt, metal, composite and cedar have different scopes and care needs. We can review the choices during the inspection.

Will an impact-resistant roof lower my insurance premium?

Ask your insurance agent about the exact product and your policy before buying. A discount is not guaranteed, and an impact rating does not make a roof hail-proof.

What is ice-and-water protection?

It is a protective membrane used underneath the roofing in specified areas. Your scope should identify where it will be installed and how the roof’s eaves, valleys and other details will be protected.

Who handles the roofing permit?

First Impressions Exteriors handles required roofing permits and coordinates the final permit closeout with the city. The permit and inspection requirements are reviewed for your project.

Do I need to be home, and how should I prepare?

You do not need to stay home. Move vehicles from the driveway before the crew arrives and keep someone reachable by phone. We review access and areas to keep clear before work starts.

What does your 10-year workmanship warranty cover?

The published warranty covers qualifying workmanship defects, subject to full payment, written notice requirements and exclusions. It is nontransferable. Materials have separate manufacturer coverage. Read the written warranty for the complete terms, including fees for issues outside coverage.
