What to Expect During a Roof Replacement in Minnesota

What to Expect During a Roof Replacement in Minnesota

Replacing your roof is one of the bigger investments you will make as a homeowner, and for most people, it is something they have never been through before. One of the most common questions we hear is simple: what happens during a roof replacement?

At First Impressions Exteriors, we believe homeowners should feel informed and comfortable before work begins. Here is a step-by-step breakdown of what to expect during a roof replacement from start to finish.

How Much Does a Roof Replacement Cost in Minnesota?

The cost of a roof replacement in Minnesota typically ranges from $15,000 to $27,000 for most residential homes. The wide range reflects the number of variables that affect the final price, including:

  • Roof size and complexity — A simple ranch home with a low-pitch roof costs significantly less than a two-story home with multiple peaks, valleys, and dormers
  • Shingle selection — Standard architectural shingles are priced differently than impact-resistant Class 4 shingles, which may qualify for an insurance discount
  • Decking replacement — If rotted or damaged decking is found during tear-off, additional material and labor costs apply
  • Ventilation upgrades — Improving attic ventilation during a roof replacement adds cost but extends the life of the new roof
  • Accessibility — Steep pitches and difficult access points require additional safety equipment and labor time

Insurance claims can also affect the out-of-pocket cost significantly. If your roof sustained hail or wind damage, your homeowner’s insurance may cover a portion or the full replacement cost minus your deductible.

The best way to get an accurate number for your home is to schedule a complimentary inspection. We will assess your roof, identify any concerns, and provide a detailed estimate with no pressure and no obligation.

How Long Does a Roof Replacement Take?

Most roof replacements in Minnesota are completed in a single day. Larger or more complex roofs may take longer depending on size, pitch, and weather, but the majority of our projects start and finish within one day.

Before the Roof Replacement

Every project starts with a detailed inspection of your roof and exterior. We evaluate the condition of your shingles and roofing components, flashings, ventilation, signs of storm damage or leaks, roof decking concerns, and surrounding exterior conditions.

If your project involves an insurance claim, we also help review the insurance scope and make sure all necessary repairs are properly accounted for before work begins.

Once materials and colors are selected, your project is scheduled. Materials are typically delivered the day before installation.

Preparing Your Home for Installation Day

Before the crew arrives, homeowners should:

  • Move vehicles out of the driveway by approximately 6:30 AM
  • Keep pets safely indoors or away from active work areas
  • Cover or protect items stored in detached garages with plank-style roof decking, as dust and debris can occasionally fall through small gaps during tear-off

Do homeowners need to leave during a roof replacement? No. You are welcome to stay inside your home throughout the entire project. That said, roof replacements are noisy. Between tear-off, compressors, and crew activity, it can be a loud day. If you work from home or have pets sensitive to noise, plan accordingly. As we sometimes tell homeowners — it is a great day to go to the mall.

What Happens During a Roof Replacement

Step 1: Crew Arrival and Property Protection

When our truck pulls up, someone from the crew will knock on the door to let you know we are there and ready to begin. Before any tear-off starts, the crew sets up full property protection around the house.

This includes:

  • Tarps laid out around the perimeter to catch debris
  • Plywood protection against windows, doors, and exterior surfaces
  • A catch-all system — a mesh tarp draped from the roofline to protect landscaping, flower beds, and anything around the foundation

Setup typically takes between 15 minutes and an hour depending on the complexity of the home. Magnetic tools are staged and ready to collect nails and debris throughout the day.

Step 2: Tear-Off

Once setup is complete, the crew begins removing the existing shingles down to the roof decking. Tear-off typically takes one to three hours depending on the size and complexity of the roof.

During tear-off, the crew inspects the underlying roof structure for rotten or damaged decking, improper previous repairs, and ventilation problems.

Step 3: Roof Deck Preparation

After tear-off, the crew prepares the roof deck before anything new goes on. This means pulling or pounding in exposed nails, checking for soft or damaged areas, and re-nailing any OSB that is loose or shifting.

If rotted decking is found, it gets replaced before the new roofing system is installed. In most cases this is a small area — one to three sheets of plywood or OSB is typical. We charge $75 per sheet for decking replacement, and in some cases we can spot-replace two or three areas using a single sheet.

In older homes where decking has delaminated due to poor ventilation, or in homes with plank board decking that does not meet current manufacturer installation requirements, more extensive work may be needed. In those situations we may need to install new OSB across the entire roof surface in what is called a layover re-deck.

Step 4: Underlayment Installation

Once the deck is fully prepped, underlayments are installed. This is one of the most critical layers of your roofing system.

Ice and water shield is installed first along all eaves and valleys. In Minnesota, this means two rows — approximately six feet — installed two feet past the interior warm wall on all eaves, and one row — approximately three feet — in each valley. This meets Minnesota building code requirements for ice barrier protection.

Synthetic underlayment is then installed across the remainder of the roof surface.

Step 5: Shingle and Component Installation

With underlayment in place, the new roofing system is installed:

  • Starter shingles along all eaves and rakes
  • Architectural shingles across the entire roof surface
  • Flashing around all plumbing pipes, chimneys, and roof penetrations
  • Valley metal
  • New roof ventilation — ridge vent systems or static box vents depending on the home
  • Ridge cap shingles along all peaks

Shingle installation typically takes four to six hours. The quality of a roof replacement comes down to the details — flashings, valleys, pipe penetrations, and ventilation transitions are where corners get cut on lower-quality jobs, and where we pay significant attention.

Step 6: Cleanup and Final Inspection

Professional roofing crews should be cleaning continuously throughout the day, not just at the end. The crew removes debris as they work and keeps the jobsite organized throughout the project.

Once installation is complete, the full crew performs a thorough cleanup including magnetic nail sweeps around the home, driveway, and lawn.

Within approximately 24 hours after your project is completed, a First Impressions Exteriors supervisor returns to perform a detailed final cleanup using both hand magnets and large roller magnets. During that visit the supervisor also performs a quality control inspection and coordinates final permit closeout inspections with the city if required.

After the Roof Replacement

After the project is complete, homeowners receive warranty information, final invoice documentation, and insurance paperwork if applicable. We remain available after completion if any questions or concerns come up.

Frequently Asked Questions About Roof Replacements in Minnesota

Does homeowners insurance cover a roof replacement?

It depends on the cause of the damage. If your roof was damaged by hail, wind, or another covered weather event, your homeowners insurance policy may cover a full roof replacement minus your deductible. Damage from normal wear and aging is generally not covered. If you are unsure whether your roof qualifies for a claim, we offer complimentary inspections and can help you understand what we are seeing before you decide whether to file.

How do I know if I need a full roof replacement or just repairs?

Age, extent of damage, and the condition of the roof deck are the three biggest factors. A roof that is 20 or more years old with widespread shingle damage, granule loss, or active leaks is typically a better candidate for full replacement than repairs. Spot repairs on an aging roof can address the immediate problem but often lead to additional issues down the road. A thorough inspection will give you a clear answer specific to your home.

How long does a new roof last in Minnesota?

A quality architectural shingle roof installed correctly in Minnesota typically lasts 25 to 30 years. Impact-resistant Class 4 shingles can last longer and hold up better against Minnesota hailstorms. The lifespan of any roof depends heavily on installation quality, ventilation, and maintenance over time.

Do I need to be home during the roof replacement?

No. You do not need to be home, though you are welcome to stay. If you are not home, we ask that vehicles be moved from the driveway before the crew arrives and that someone is reachable by phone in case any questions come up during the project.

What happens if it rains during my roof replacement?

If significant rain is in the forecast, we will work with you to reschedule. If unexpected rain arrives mid-project, the crew will secure the exposed roof deck with tarps to protect your home until work can safely resume. We monitor weather closely and communicate proactively when conditions may affect the schedule.

How soon can I get on the schedule?

Scheduling depends on the time of year and current project volume. Storm seasons in Minnesota can create high demand and longer lead times. We recommend reaching out as early as possible to get on the schedule, particularly if your roof sustained storm damage and you are working with an insurance claim.
